Marathon provides ‘turn-key’ development services that facilitate the development of the project from the client’s vision to the occupancy of the completed project. We believe that the key to a successful development is to seek accountable services and responsible project leadership. In doing so, we understand that there is a tremendous amount at stake in the development process. Our goal is to ensure that the client’s long-term goals are established proficiently and expeditiously.
The majority of our development work has been with board-governed organizations; including health districts, private not-for-profit 501c3, housing authorities, hospital districts, faith-based 501c3 and senior centers, as well as several for-profit organizations including Emeritus Senior Living, Life Care Services, Senior Services of America, Cascade Living Group, and Village Concepts.
In providing such development services, Marathon procures a fee that is a lender allowed project cost. The development fee is financed and disbursed from the loan in the same manner as the architect or general contractor would be paid. Lenders or Bond Holders generally prefer to have a skilled developer involved in the process as it ensures a firsthand, expertly managed project schedule and budget, as well as overall project coordination; ensuring each development step is efficiently and professionally managed.
Marathon has a clear understating of Board governance and the accompanying time and decision process involved. Owner references, as well as lender, general contractor, architect, civil engineer, and management company referrals are available should they be requested.
