Evaluating assisted living, independent living and memory care to determine if a revised delivery of senior services to an existing community would be beneficial to the property owner. Such Community Re-positioning includes:
- The addition of assisted living and/or memory care services to an existing community by reconfiguration of the current floor plan either by remodeling or through cosmetic means.
- Licensing the community to provide personal care services to future assisted living and memory care residents (this may include a community remodel).
- Adding a small to medium size addition to a community combining independent, assisted or memory care services. In all cases, the revised senior housing asset corresponds to unmet market demand in the community.
- Completion of a revised pro forma and project estimate that outlines anticipated additional operating income and expense and capital improvement costs associated with the re-positioned senior living development.
