Marathon Development, Inc., originally known as ‘Marathon Senior Living Services’ was founded by Ted Johnson in 1997. At that time, the baby-boomer generation was beginning to retire and the demand for quality senior housing was increasing. Ted saw a need to assist private and non-profit owners, operators, and investors in their vision of owning and operating a senior community by providing senior housing development expertise.
Marathon provides a clear project picture incorporating the owner’s vision, market and property conditions together with; due diligence studies, project pro forma, cost estimates, project design, permitting and project management through building, project closeout and licensing. Marathon is a senior living, assisting living and independent living consultant on a national level.
Throughout the past 22+ years, Marathon Development, Inc. has completed countless senior housing and affordable projects that include new “turn key” development of communities, refurbishments of existing communities, adaptive reuse of existing buildings, and re-positioning of existing buildings that include Independent Living to Assisted Living or Assisted Living to Alzheimer’s Care. Marathon has also completed numerous senior housing campus master plans. Marathon has been instrumental in the finance of senior and affordable housing that included the use of HUD, USDA RD, NW Farm Credit, Revenue and General Obligation Bonds, conventional and mezzanine financing.
Marathon also provides guidance in creating a capital improvement program to help drive occupancy.
